For agents: listings and removal policy

We take the facts from your public listings and send buyers straight to your page. We do not copy your photos or descriptions, we never sit between you and the buyer, and we charge you nothing. To correct or remove a listing, email kunal.mishra@yieldbell.com and we will act within 48 hours.

1. What YieldBell does

YieldBell is an AI software tool for UK commercial property investors. When it launches, it will email subscribers when a listing matches their saved search. Each alert shows the key facts and a link to your listing. The buyer then contacts you directly.

• We are not an estate agent. We do not act for buyers or sellers.
• We do not pass on enquiries. Every lead is yours.
• We charge agents nothing and take no fee on any sale.
• We do not include sales of shares, SPVs, funds or fractional interests.

2. What we collect

Only facts, such as:

• address and property type;
• size, price or guide price, and sale method (private treaty or auction);
• tenure;
• tenant, if the tenant is a company or a known brand;
• lease terms, rent and yield;
• your firm's name, office contact details and the listing's web address; and
• when we first saw the listing and when we last checked it.

Alerts will describe each property in our own standard wording, built from these facts.

3. What we do not copy

Unless you opt in, we do not copy or show:

• photos, floor plans or videos;
• your written descriptions;
• brochures or legal packs (we link to them on your site instead); or
• your logo.

Our AI software reads a page or brochure to pick out the facts. We delete our working copy within 7 days. We never publish it.

4. Link-back

Every listing and alert names your firm and links to your own listing page. "View on agent's site" is the main button. We never show your pages inside a frame on our site.

5. How we collect listings

• Our crawler reads only public pages. It never logs in, creates accounts or gets past a block, CAPTCHA or paywall.
• We honour robots.txt. Our crawler identifies itself as [YieldBell crawler user-agent] and gives a link to this page.
• We limit our rate: one request at a time to your site, with a pause between requests, mostly outside busy hours.
• If your site blocks us or asks us to stop, we stop.
• We do not take listings from property portals.
• We ask auction houses for permission before we include their catalogues.

To block our crawler, add it to your robots.txt or email us.

6. Free feed

You can send us your listings in a feed instead, for example in XML, BLM or JSON format. It is free. With a feed:

• your listings are more accurate and up to date;
• you choose what we show, including photos and descriptions if you wish (you confirm you hold the rights to them); and
• you can stop at any time.

7. Correction and removal within 48 hours

Email kunal.mishra@yieldbell.com with the listing link, or your website address to cover all your listings. Tell us what is wrong, or that you want it removed. You do not need to give a reason.

• We reply within one working day.
• We correct or remove the listing within 48 hours.
• If you ask us to remove all your listings, we delete our data about them within 7 days and stop collecting from your site.
• You can ask us to start again at any time.

8. Your staff's personal data

We prefer office contacts, such as your enquiries email and switchboard. We keep a negotiator's name, work email or phone only where your listing names them as the contact. We delete these details within 30 days after the listing ends.

Any negotiator can ask us to remove their details or replace them with your office contacts. Email kunal.mishra@yieldbell.com. Our privacy notice explains the rest.
