Terms of use

Last updated: 16 October 2026

These terms cover this website and our free early-access calls. YieldBell is an AI software tool. It is not an estate agent and does not give investment, legal or tax advice, so always check the facts with the agent and your own advisers before you act.

1. Who we are

This website is run by Techulas Software Solution Private Limited, a private limited company registered in India. Its corporate identity number (CIN) on the register of the Ministry of Corporate Affairs, India, is [CIN]. Our registered office is [Registered office address]. See section 10 for how to contact us.

In these terms, "we", "us" and "our" mean that company. "You" means anyone who uses this website.

2. Using this site

3. Booking a call and early access

YieldBell has not launched yet. You can book a short call, or email us at kunal.mishra@yieldbell.com, to hear about early access.

4. What YieldBell is and is not

YieldBell is an AI software tool. When it launches, it will find UK commercial property for sale on agents' websites, in auction catalogues and in feeds that agents send us. Its AI will pick out facts such as tenure, tenant, lease, rent and yield. It will email subscribers when a listing matches a saved search, with a link back to the agent. We do not copy photos or descriptions unless the agent agrees.

YieldBell is not:

Facts can be wrong. YieldBell's AI picks out facts automatically from what agents, auction houses and other third parties publish. AI can make mistakes. It may misread a listing or brochure, miss a fact or get a figure wrong. The source may also be wrong, incomplete or out of date. Before you make an offer, bid or commit money:

Our listings do not cover the whole market. Many properties for sale will not appear.

5. Intellectual property and acceptable use

We, or the people who license material to us, own the rights in this website. This includes its text, design, logo and the YieldBell name. You may view and print pages for your own use.

You must not:

Listing details and photos belong to the agents, auction houses and photographers they come from. Agents can read how we handle their listings in our listings and removal policy.

This site links to other websites, including agents' sites and Calendly's booking page. We do not control those sites. We are not responsible for their content, availability or privacy practices. A link does not mean we endorse a site.

7. Our liability

Nothing in these terms limits or excludes our liability for:

If you use the site as a consumer (for purposes outside your trade, business or profession): we are responsible for loss you suffer that is a foreseeable result of our breaking these terms or failing to use reasonable care and skill. We are not responsible for loss that was not foreseeable. The site is for private use, so we are not responsible for any loss of profit, business or opportunity. Nothing in these terms affects your legal rights as a consumer.

If you use the site for business (including as a trustee, sourcer or family office): we exclude all implied terms and warranties, as far as the law allows. We are not liable for any loss of profit, sales, business, opportunity or data, or for any indirect or consequential loss. Our total liability to you for anything arising from the site or a call is limited to £100.

Information on this site and on calls is general. It is not advice. You are responsible for your own decisions. See section 4.

8. Changes to these terms

We may update these terms from time to time. The date at the top shows when they last changed. The terms in force when you use the site are the ones that apply.

9. Governing law and courts

We are a company registered in India, but these terms are governed by the law of England and Wales.

If you are a consumer, you can bring a claim in the courts of the part of the UK where you live. We can bring a claim against you only in those courts. If you live in Scotland or Northern Ireland, you also keep the protection of your local law. Nothing in these terms takes away the rights that UK consumer law gives you.

If you use the site for business, the courts of England and Wales will decide any dispute.

If a court finds that part of these terms cannot be enforced, the rest still applies.
